The story

The US housing market is presenting a complex picture, with recent data revealing a surge in new listings alongside a notable dip in buyer demand. For the week ending August 24, 2026, new listings climbed to a four-month high of 376,235, marking a 6% increase year-over-year, according to Redfin's latest weekly housing report.

Active inventory also reached its highest level since May, at 1,504,085 homes. However, this increased supply is meeting softer demand, as pending sales fell 3.1% annually to 307,830, the lowest in six months, and mortgage purchase applications dropped 5% year-over-year.

Despite this demand softness, national median home-sale prices are holding at around $400,649, up 1.9% year-over-year. Meanwhile, mortgage rates have remained broadly stable, with Freddie Mac reporting the average 30-year fixed mortgage rate at 6.65% on August 27, 2026.

The contrarian view

Chen Zhao, head of economics research at Redfin, suggests that despite conflicting signals in the US housing market, buyers may have an opportunity to secure deals before a potential post-Labor Day market pickup. Zhao's view points to a market in transition rather than freefall, with a surge in listings and cooling buyer demand creating a window for motivated purchasers.
